Editorial methodology
Our rankings combine four signals, in roughly equal weight:
- Verified transaction volume on the specific lake or sub-market in the trailing 24 months, sourced from Valley MLS, public deed records, and agent-supplied closing data we spot-check.
- Days-on-market and list-to-sale ratios for each agent's waterfront listings, normalized to the segment median.
- Local tenure and specialization — how long the agent has worked the specific lake, and what share of their book is waterfront.
- Editorial reference checks with at least three recent buyer or seller clients per ranked agent.
We do not rank pay-to-play. Agents cannot purchase placement; advertisers are clearly labeled where they appear.
Advertising disclosure
Smith Lakes Property Review is reader-supported, with limited sponsorships from real-estate-adjacent businesses (title companies, dock builders, lake-area lenders). Sponsorships are visually distinct from editorial. No advertiser receives, or has ever received, a ranking placement or favorable review in exchange for payment.
The editorial desk maintains a strict firewall from sales. Where a sponsor is mentioned in editorial coverage, it is disclosed in-line.
Corrections policy

We respond within two business days, append a dated correction note to the affected post, and update the underlying ranking when the change is material.
